If you love the city of Madrid but want to live in a greener, quieter environment, La Moraleja might be perfect for you. Located just 15 kilometers north of Madrid, it is a twenty minute drive or a direct Metro ride away from the city center.
La Moraleja is arguably the most prestigious residential area in Madrid. It is home to many successful business people, diplomats and Real Madrid players (David Beckham used to live in La Moraleja). The actor Richard Gere recently purchased a house here where he now resides with his Spanish wife, Alejandra Silva. Many celebrities are drawn to La Moraleja because it has luxurious gated communities that offer excellent security.
One of the most delightful things about La Moraleja is the green spaces; 70% of La Moraleja is flora. This is because the neighborhood was intentionally designed as a “garden city residential complex” in 1946. Before this, it was part of Spain’s Royal National Heritage, originally designated as a hunting reserve owned by El Pardo Royal Palace.
If your favorite way to enjoy green spaces is golfing, La Moraleja is an excellent neighborhood in which to live as there are many options. First, there is Golf La Moraleja, which is a collection of four Jack Nicklaus designed golf courses. In fact, Course 1 of Real Club La Moraleja was the first golf course in Europe designed by Nicklaus, one of the best golf players in history and one of the greatest golf course designers. If you don’t want o commit to a full game of golf, there is a driving range in the heart of La Moraleja at La Moraleja Club de Padél. If you are a beginner, you can go to Golf Park Madrid where you can rent clubs and take lessons. There are many other sporting options in La Moraleja: multiple padél clubs, a variety of yoga studios and a branch of Spain’s highest end gym, We/On.
If you like shopping there is Moraleja Green, a three story shopping mall with many shops, eateries, a supermarket and even a yoga studio. For foodies, we recommend you head to Plaza Moraleja. This lovely plaza has two gourmet food shops and ten restaurants, three of which are featured in The Michelin Guide.
The best private schools in Spain are located in La Moraleja. There are two British Schools, King’s College and Runnymede, international schools, prestigious pre-schools and nursery schools.
If you are a frequent traveler, La Moraleja is very convenient as it is just a few kilometers away from Barajas International Airport.
Pricing Overview
One of the key factors that differentiates La Moraleja from the center of Madrid is the variety of housing types you can find here. There is something for everyone: villas, townhouses, penthouses and luxury apartments. Many of the villas have private gardens and swimming pools. If you can’t afford a Richard Gere sized mansion, there are many small communities of semi-detached villas and apartments. These are gated communities that share gardens and facilities such as pools and playgrounds. El Soto and El Encinar are excellent places to look for these types of communities.
Although real estate in La Moraleja isn’t cheap, you get a lot more for your euro than if you purchase property in a comparable luxury neighborhood, such as Salamanca. The average price per square meter of real estate in La Moraleja proper was 6,254€ in February 2025. Real estate prices in El Soto de la Moraleja are quickly catching up, having risen 13.5% from February 2024. The average price per square meter in this sub-neighborhood was 6,016€. More reasonable price can be found in Arroyo de la Vega, where the average price per square meter was 4,875€,
